The buying agent

Buy a home with housing market specialist

Buying a home in Amsterdam nowadays is almost impossible without a buying agent. After all, sellers prefer buyers with a buying agent so they can be sure that they are dealing with serious candidates. With a buying agent, you can also choose from homes that are not yet for sale. This increases your chances on the Amsterdam housing market and you can be sure that the buying process is in professional hands. But what exactly does a buying agent do?

Customized package of services

A purchase broker's job package can consist of transaction guidance only. But you can also choose a more extensive package of services. Together with the buyer's broker, you can compile specific services tailored to your needs. Before you decide to work together, you will define the total package of services. Then we will draw up a service agreement. This will detail the brokerage fee, mediation costs and services.

Purchasing your dream home

What exactly does an estate agent do to make your dream home possible? Our brochure Buying your dream home contains everything about our services and our organization. We offer excellent value for money in combination with a customized service.

Common tasks

Below we have listed common tasks of the buying agent in more or less chronological order:

  • List preferences and characteristics of dream house
  • Advice on the current housing market
  • Neighborhood research and inventory
  • Requesting and studying the property data room
  • Valuation of selected property(s)
  • Contacting the sales agent for viewing
  • Viewing of potential first choice offerings
  • Making offers and negotiating on behalf of client
  • Giving advice during the negotiation process
  • Properly go through the preliminary deed of sale
  • Point of contact during the delivery of the house
  • Supervising the transfer of the house to the notary
  • Go through the cost sheet with those involved

First or second viewing

Of course, you are not obliged to take on all the tasks. To save costs, you can choose to do the first viewing yourself to get a first impression of the house. You can then do the second viewing with the buying agent. The brokerage commission will be lower and the mediation will only focus on the transaction.
